The Q1 Greater Boston Market Report is LIVE! Coming into 2023 we were not sure what to expect with buyer and seller activity. Coming off of 6 rate hikes in the last quarter and a pull back from both buyers and sellers, this left us in the dark on what was to happen in Q1 2023. Surprisingly buyers came back into the market well before sellers were ready to test the market. This lead to increased demand and reduced inventory. This supply and demand crunch led once again to buyers pushing prices and dropping terms. Sellers are slowly catching up and with increased inventory maybe we will inch closer to a "balanced" market. Although we are seeing significant activity, it is market, location, and property specific. If a seller over reaches with price, the buyer market stalls. If the seller does not get a property positioned in its best light with condition, the buyer market is stalling and choosing other properties that are showing well and priced right.
